Insurance Institute of Michigan representative says many homeowners, renters ... - The Flint Journal - MLive.com

GENESEE COUNTY, MI -- As many Genesee County residents try to figure out what to do after flood water destroys their home, one insurance expert said many may discover their insurance won't cover it.

Residents should be aware that many regular homeowners' insurance policies do not cover damages that result from flooding, said Lori Conarton, communications director for Insurance Institute of Michigan.

Her organization represents insurance companies that account for 66 percent of homeowners and 75 percent of the auto market.

The flood coverage can be purchased separately, however, in Michigan only about 15 percent of structures subject to flooding are actually insured against the risk, she said.

Even just an inch of water can require a property owner to replace carpet, drywall, floor boards, moldings and doors.

"It's just important to just read your policy. Know what's in your policy and what isn't. if you have questions about what's important ask your agent. That's what they are there for," Conarton said.

A flood policy on average is just more than $300 a year, she said.

Last year flooding was pretty widespread throughout the state. There were a total of 38 flooding and flash flooding events statewide, resulting in $10 million in damages, Conarton said.

Residents should also take the following precautions in anticipation of flooding in the future, Conarton said.

• Learn the best route from your home or place of business to high, safe ground in case you have to evacuate in a hurry.

• Prepare an emergency kit including first aid supplies, a three-day supply of non-perishable food, bottled water, a battery-powered radio, flashlights and extra batteries.

• Prepare and maintain a list of personal property to substantiate losses covered by insurance. Download free home inventory software at www.iiminfo.org.

• Familiarize household members with turn-off procedures for gas and electricity.
